1 What is THE CUBE?

7 Are there private gardens at THE CUBE?

8 How many parking bays are allocated to each apartment?
Each apartment has one parking bay. There are additional bays available for purchase.
9 Is there sufficient visitors parking at THE CUBE?
Ample visitors parking will be available.
10 When will the Body Corporate be formed?
The Body Corporate is formed when the first registrations take place.
11 Who will manage the Body Corporate?
Unlimited Townhouses.
12 Do I have to become a member of the Body Corporate?
Each purchaser, on taking transfer of their apartment, automatically becomes a member of the Body Corporate. This allows owners greater say in issues of common concern to all residents. However, the time-consuming administrative functions of the Body Corporate will be handled by the Managing Agent.
13 What is the Umhlanga Ridge Town Centre Management Association (URTCMA)?
This Association has been formed to manage the Umhlanga Ridge New Town Centre on behalf of its members. It is incorporated under Section 21 of the Companies Act of 1973. In terms of its’ Memorandum and Articles of Association, each purchaser in the Umhlanga Ridge New Town Centre is obliged to become a member of the Association. Each member pays a monthly levy towards the cost of running the Association.
14 Do I have to become a member of the URTCMA?
Each purchaser, on taking transfer of their apartment, automatically becomes a member of the Association.
15 What will it cost me to join the Homeowner’s Association?
Nothing.
16 Will the development be phased?
No - it is planned to construct the entire project as a whole.
17 Who is going to provide the bond finance?
Bond finance is available from all the major banks. In terms of the purchase agreement entered into by the purchasers, the Developer/Seller will apply for the purchaser’s bond finance on their behalf. The Developer has appointed Metallon Homeloans as the sole bond originator and all bond applications have to be made through them.
18 How will the financing of my purchase be structured?
On signature of your purchase agreement, you will be required to provide a 5% deposit.
Bond finance, on conditions acceptable to the Seller, must be approved and finalized within 21 days of signature of the agreement by the purchaser.
19 How secure are my funds?
All deposits are held in trust for the benefit of the purchaser by the conveyancers, Easton- Berry & Associates Inc.
20 Are deposits refundable?
Deposits will only be refunded if any of the suspensive conditions in the purchase agreement are not fulfilled.
21 Is the full deposit refundable?
In the event of the deposit being refunded, you will receive your full deposit, including the interest thereon, less an admin fee of R300 (excluding Vat).
22 How is the interest on my deposit derived?
The deposits are held in an Investec Corporate Cash Manager Account generating interest for the purchaser.
23 Are the bond registration and transfer costs included in the purchase price?
No.
24 Can I purchase an apartment as an investment and rent it out?
Once you have taken transfer of your apartment you are entitled to rent it out.
25 Can I resell my apartment before completion and transfer has been effected?
Yes – however the first purchaser must take transfer before the second transaction can be effected.

28 How will THE CUBE be secured?
Access to the pavement-level multi-use units will be directly from the street. All the apartments will be accessed through the main, fully- secured entrance or from the parking area.
Each apartment will be connected to each access point by telephone.
The entire Umhlanga Ridge New Town Centre is monitored and patrolled by an independent security company under the management of the Umhlanga Ridge Town Centre Management Association.
29 May owners install their own security system in their apartments?
Owners may install their own security system and are encouraged to do so. The only proviso is that to ensure the most effective possible security, the system should be linked to the security company protecting the entire development.
30 Will satellite TV be provided?
Each apartment will be connected to a communal DSTV dish; however owners will need to provide their individual decoder. Each apartment will have a DSTV connection in the lounge area.
31 What maintenance is each individual owner responsible for?
Owners must maintain the interior of their apartment.
32 Who is responsible for the external façade of the building as well as the common property?
These areas will be maintained to an exceptionally high standard by maintenance staff under the supervision of the managing agent – on behalf of the Body Corporate.
33 What insurance are the individual owners responsible for?
The Body Corporate insures the buildings and common property, based on an independent valuation. However, each owner must insure their household contents as these items are not covered by the Body Corporate insurance.
34 How much is the monthly levy?
A detailed breakdown of the levy structure is included in the marketing documentation.
35 What expenses are not included in the monthly levy?
Water and electricity will be separately metered and each owner will be invoiced directly by the service provider. All other expenses are covered by the levy.
